Home affordability isn’t a theoretical conversation anymore, it’s personal.
For a lot of buyers, the payment doesn’t pencil. For a lot of loan officers, the lead flow has become more competitive and less predictable.
One thing I’ve learned after two decades in mortgage: when the market shifts, the first thing people want is clarity. Not hype. Not talking points. Just the real math and the real tradeoffs.
That’s why I’m publishing more content publicly right now, and why I’m choosing platforms that encourage actual discussion instead of one-way broadcasting.
What I’m focused on right now
-
Buyers should understand the true economics of the buy-side.
-
If dollars already exist inside the transaction, it’s worth asking whether they can be used more intelligently.
-
Affordability is fundamentally a payment problem. Solving payment problems requires transparency.
That means you’ll see me writing and speaking about topics like:
-
Why the “seller pays the commission” phrase can hide important math
-
What’s changing for buyers (and what questions to ask early)
-
How affordability tools like a 2/1 buydown can impact the first years of ownership
-
Why loan officers need stronger direct-to-consumer positioning in the next era
Why I’m posting on Reddit
Reddit is one of the few places left where people will challenge ideas in real time — and that’s a good thing.
It’s also where buyers and industry professionals tend to speak more honestly about what’s confusing, what feels broken, and what they’re actually experiencing on the ground.
I’m using my Reddit profile as a place to share perspectives, test assumptions, and answer questions where I can.
If you want to follow that conversation, here’s my Reddit profile:

(That’s where I’ll post thoughts on affordability, commissions, buy-side agreements, and how the homebuying process is evolving.)
